The leaves are changing signaling another
season already underway. The office has
been busy with new projects , new events
and new educational seminars.
This issue is jam packed with info on past
events we hope you attended to information
that will save you money and help you in
your business.
I wanted to thank everyone who attended
the Yankee vs. Red Sox Game and
pre-game dinner on Arthur Avenue on
September 29th. The event was sponsored
by City Carting, United Bank and William Pitt
Sotheby's and the 78 who attended had a
fabulous time!
Peter Gioia from the CT Business and
Industry Association (CBIA) gave the
members and guests attending some
food for thought at the October General
Membership Meeting at Giovanni's in Darien
on October 5th. Special thanks to United
Bank for sponsoring and to Frank Webb's
Bath Centers for the lovely Raffle basket.
I had a wonderful opportunity to meet with
the Assistant Principal, Dean of Students
and a Carpentry Instructor at the Wright
Technical School on Stamford. This High
School underwent a $90 million renovation
and now educates students from 9 towns
in Fairfield County. Please be sure to read
the article about the school and help support
them-- these are the next generation skilled
laborers that will be so important to the
building industry.
I happy to welcome a new staff member,
Clare Michalak to the HBRA. Clare will be
handling all of our marketing and graphics
including this magazine. As you can see
changes are already happening.
Last, but certainly not least we are busily
working on the 2017 Luxury Home Tour.
Thanks to the 21 HBRA members who stepped

attended the October 5th General Membership
Meeting at The Waters Edge at Giovanni's and
sponsored by United Bank. The evening's
speaker was Peter Gioia, Chief Economist
with the Connecticut Business and Industry
Association (CBIA).
Mr. Gioia was honest and forthright in his
assessment of CT - job growth is stubbornly
slow as Connecticut's only recovered eight
jobs for every 10 lost during the 2008-2010
recession. And as he stated, "And there finally
seems to be widespread recognition that
the lion's share of new jobs are not as highpaying
as the ones they're replacing." Our
membership concurred as this has impacted
residential building in Fairfield County.
His message that evening was clear:
Connecticut needs to find a solution that starts
with NO anti-business legislation, NO new
taxes-better yet, tax cuts for investment and
good job creation and a welcome to business
growth.
Before questions came from the group, he
closed with it was all of our duty to make sure
the state legislators elected in November are
pro-business and pro-job creation, otherwise
the surrounding states will continue to take
our corporate base (as they have in the last
year) causing even more of an exodus of CT
residents.
The evening was capped off with two
drawings. One for the Membership raffle -
the winning name was not present so the
November drawing will be for $500. The other
was a beautiful basket supplied by Frank
Webb's Bath Center won by Dan Harris of
Reynolds and Rowella, LLP.

e could not have asked for a better night
for our 3rd Annual HBRA Night at the Yankees.
Seventy-eight members and guests piled into

beer and appetizers and then enjoyed dinner
at Pasquale's Rigoletto on Arthur Avenue. The
food was delicious and the group lively, ready
for a rival match-up of the NY Yankees and the
Boston Red Sox. Each attendee also received
a NY Yankees Cap compliments of the HBRA
Group Sales Rep for the Yankees.
The Bronx Bombers did not disappoint as
they trounced the Red Sox 5-1 (sorry all of you
Red Sox fans!) Special thanks to the event

election to Chairman of the Board of the state
HBRA association at the September HBRACT
board meeting. As founder and President of

The green building market is teeming with manufacturers
seeking to develop products and materials that reduce a
building's overall embodied energy while standing up to
stringent performance criteria - all in the hopes of helping to
create a more sustainable construction industry.
During the 2016 Greenbuild International Conference &
Expo, held this week in Los Angeles, hundreds of companies
sought to connect with major stakeholders in the green
space. To help break through the noise of the stream of
manufacturers, Brent Ehrlich, a products and materials
specialist for publishing company BuildingGreen, announced
its annual list of predictions for the green products likely to
have the most significant impact on the market in the coming
year. From composting toilets to electric lawn mowers,
BuildingGreen's list offers a forecast for what's on the horizon
in the rapidly evolving green building industry.
"Although toilets are now more efficient than ever, there is
-more to waste than water," Ehrlich said. Currently, human
waste is often mixed with toxic industrial waste or stormwater
streams, leading to additional energy and water required to
treat the waste.

NAHB: Today's homes will last for a century - at least

Dive Brief:Of the 132.42 million homes in the U.S. in 2011,
98.8% were still standing in 2013, according to a 2016 report from
the Department of Housing and Urban Development.
Based on data from the American Housing Survey, the report
found that most homes were lost due to demolition and disaster,
becoming damaged or condemned, being put to non-residential
use, moved (in the case of mobile homes) or being converted or
merged with another unit.
Between 2011 and 2013, 1.567 million housing units were classified
lost, or 0.59% annually.

In its analysis of the HUD data, the National Association of
Home Builders noted that the likelihood of a home falling out of
use depends in great part on typology. Because they can be more
easily moved from their original location, mobile homes are more
likely to be labeled lost than single-family detached homes, for
example. Of the 1.567 million units lost between 2011 and 2013,
fewer than half were single-family detached, at a rate of 0.45%
annually.
A home's age is also a factor. Homes built before 1950 are
today lost at almost double the rate of homes built in the 1990s,
due primarily to the age and viability of the structure. This suggests
that half of the homes built after 1950 will be standing in 66
years, the NAHB explained, and that homes built today will have
similar longevity.

ICF and Building Code Changes 2016
On September 20th, the HBRA offered a
look into the world of ICF (Insulated Concrete
Forms) with a special presentation by
Leigh Overland of Leigh Overland Architect.
Attendees learned more about the advantages
of ICF that offer 50%-70% savings in energy
consumption and costs.
These hollow foam blocks are stacked
into the shape of the exterior walls of a
building, reinforced with steel rebar, filled
with concrete and then brick, stucco, rock, or
siding is attached to the outside. On the inside
plumbing and electrical are run through the
foam itself after the walls are poured. Drywall
is attached to the inside, then finished with
trim, flooring, and other finishes. In the end
a home looks like any other, but performs
1,000% better.

2016 HOUSE OF THE YEAR
The HBRA of CT’s 2016 House of the Year is a project that benefits both the
industry we serve and the association’s advocacy efforts.
Owned by the HBRA of CT and built by
Sunlight Construction, Inc. under a
construction management agreement with
the HBRA of CT, the 2016 House of the
Year will be a 3,600 sq.ft. home in an
existing community of completed homes
in Avon, CT. The HBRA’s home is being
built under the new 2016 State Building
Code, effective 10-1-16, even though the
permit issuance would allow construction
under the prior code.
The association will hold one or more events at the site to demonstrate to HBRA
members how to comply with the new code, serving our important mission to inform
and educate members.
The home will be marketed for sale from the onset of construction and will be listed
on the MLS at $819,900. Upon the closing of the sale, the net proceeds will also
benefit the advocacy mission of the HBRA of CT, with half of the net proceeds to be
dedicated to the association’s Housing Defense Fund (HDF) (see more info on the
HDF at: http://www.hbact.org/HDF).
The HBRA of CT’s House of the year program is a win-win-win for all involved, the
association, the builder and the many subcontractors and vendors who participate
in the project. While we are not soliciting discounts or contributions to the project,
many have already done so and the association will appropriately recognize all
