Happy Autumn!
We are in full swing these last few months of the year
with some great events and education opportunities.
The last General Membership Meeting of the year
will be November 1st at County TV and Appliance.
Be sure to sign up quickly as we have sold out our
general membership meetings!
Our 2nd annual Holiday Cocktail Party is December
13th at O’Neill’s Pub in South Norwalk. This year we
bought out the pub from 6PM-9PM. Food and open
bar for 3 hours, but we are limited to 150 attendees -
register ASAP!
Our first NAHB certification class is being offered on
December 6, 7, & 8th. The Certified Aging in Place
certification is one of the most widely requested. See
page 32 for information.

t was a beautiful October evening in Norwalk
as 120 members and guests gathered for the
Fairfield County HBRA monthly meeting. The
theme was an Italian Feast and our gracious
hosts for the evening was Hocon Gas.
We had some special guests from JM Wright
Technical School in Stamford - Principal Phyllis
Bartoli, and Carpentry Instructors Phillip Bo and
Tim Larsen. We are currently working with the
school to charter a HBRA Student Association.

Productivity

DEAR
Many factors, separately and in combination with others, will
build walls to block employees’ productivity. Most people
intuitively and instinctively want to be productive. It makes
sense. They will get more from life and so will their employer. My
experience, after years of speaking about Personal Productivity,
has shown me five major blocks to employees’ productivity.
1. Improper selection. When labor markets are tight companies
may be tempted to hire anyone with a warm body and a pulse to
fill a slot rather than pay an adequate amount of money to recruit
the right individual. No matter how tight a labor market is, there
are always qualified people available if the compensation is fair.
If you are baking a cake and you use the wrong ingredients, no
matter what the reason, you will not produce the cake you desire.
2. Inadequate training. One out of three employees changes
jobs annually. Companies that recruit poorly tend to train
poorly as well. Training is not a one shot enterprise, but an ongoing
investment to reinforce and advance skills and attitudes.
Employers often get caught up in a vicious cycle. They recruit
poorly, and then fail to allocate sufficient training resources.
(“Why spend the money when they won’t be around for very
long?”) Employees’ performance suffers, their satisfaction level
is low, and they leave giving the employer the opportunity to
start the cycle again. Employers ought to treat employees as an
investment rather than an expense.
3. Overworked. Reasonable people will accomplish a reasonable
amount in a reasonable time period. But, you cannot put ten
quarts of water into a five-quart container. There is nothing
wrong with shifting work from former employees to those who
remain. Our capacity to produce will sometimes be enhanced
as we take on more responsibilities. But there is a limit. Being
truly overworked helps people to do a lot of things poorly. It
may be more productive to ask them to accomplish fewer things
productively.
4. Poor alignment with personal and company goals. The
employer has a life and a destination. And, employees have a
life and a destination. If employees cannot align their job with
the employer and with where they are going in their life, they
will eventually seek a greener pasture. Do your employees see
their position as a vehicle to get them to where they want to go
in life financially, professionally, and socially or is their job an
expedient trade of their time for a paycheck?
5. Burn out. Most people leave their jobs voluntarily and the
major reason is “burn out.” “Fed up! Can’t take it anymore!”
Unfortunately, burn out is not an overnight event but a gradual
process, sometimes lasting months and years, during which time,
productivity and commitment diminish. Burn out is caused in
different ways but has a lot to do with items 1-4 above. Many
employers fail to look for signs of burn out and if they are not
cognizant of the problem there will be no opportunity to prevent,
respond, or rectify.

the client, showing them our services and how we
implement them, but when we try to get the contract
signed they disappear. What are we doing wrong?

Dear Mike,
It’s not uncommon for companies to present all
of their information up front. Sometimes you
are essentially giving them “unpaid consulting”
before they signed the contract and in turn these
prospective customers may look to find it cheaper
some place else.
You have spent a lot of time building your product
or service and that is not information that should
be just given to anyone. I’d recommend you
doing more qualifying in the beginning of the
conversation before you get to presenting your
fix. Can they benefit from your product? Can they
afford your product? Who’s making that decision?
Many companies charge a “consulting fee” that will
later be deducted from the final contract. It shows
the value of your service and your time.

lthough the millennial generation
has developed a reputation of
being less motivated than previous
generations (some seemingly content
to live in their parents’ homes
indefinitely), it turns out that they’re
beginning to think about their futures

According to one survey, the number
of first-time home buyers between
2016 and 2017 has risen from 33% to
52%! More importantly, of that 52%
of home buyers, 60% are millennials.
With their futures unfolding before

priorities and expectations as they

prices skyrocketing in major cities
like these, they’re beginning to look
to the suburbs due to the lower cost

Urban Land Institute study, the rate
of millennial homebuyers in urban
locations has dropped significantly
from 21% in 2015 to 15% in 2017!

I
f you look at priorities among home building business
leaders since recovery started to get traction in 2012 or so,
you can see why a shortage of new talent entering the ranks
is the issue it is.
Except for a few [dozen] rare enterprises, the need for
money--for acquisition, construction, and development
financing--demanded more executive-level attention than
any other urgent matter. Without capital a company can’t
have any other problems or opportunities, because there’s
no company to speak of. And, it hardly needs to be said,
capital was hard to find for a long time.
The challenge to add and sustain a sound and supple capital structure that
enables most builders to put developed lots out in front of them, let’s face it, takes
a lot of the best and smartest leaders more time and focus than most of them
want to admit.
Add to that the fact that the faster-recovering markets have been more
concentrated geographically, with the result that more competitors chased the
same capital, the same lots, the same construction infrastructure, and the same
talent pool. This ups the ante on every front, making money, land, people, and
home buying customers more expensive to secure.

A Step Forward for Association Health Plans
AHB has been a long-time proponent of
N
association health plans, which would empower
small businesses to pool together to purchase
health insurance plans for their employees.
Now that President Trump has signed an
executive order that would ease restrictions on
association health plans, what’s the next step to
make this a reality for local HBAs across the land?
While we are very excited by Trump’s actions in signing the executive order on
association health plans, there are still a lot of unanswered questions moving
forward. Though the general intent is clear, the executive order itself does not
change existing law. Rather, it directs federal agencies to determine the extent
of the regulatory actions they can pursue to meet the President’s health care
directives.
Those actions are likely limited compared to legislative steps like NAHBsupported
bills passed by the House and pending in the Senate that could make
more substantive and permanent changes to the law to expand the ability of
businesses to form association health plans.
The executive order directs the Department of Labor to consider proposing
regulations or guidance on association health plans within 60 days. As a result, it
will be weeks if not months before we see a proposal take shape. NAHB will have
a better idea of how plans would need to be structured and how state insurance
regulators will respond once that becomes available.

Home Builders (NAHB) today voted
to revise its policy regarding the
nation’s tax code in light of recent
discussions on tax reform between
congressional leadership and the
Trump administration.
Today’s vote gives NAHB greater
flexibility as the tax debate unfolds and
stakeholders seek consensus to shape
a tax code that best serves the nation’s
consumers and small businesses.
“This is the first time in NAHB’s 75year
history that we have been open to
the idea of broader options regarding
housing tax incentives,” said Granger
MacDonald, NAHB chairman and a
builder and developer from Kerrville,
Texas. “Now is the time to reform tax
policy, and housing will not be left
behind in this process.”
NAHB supports a tax system that is
simple and fair, and that promotes
greater housing opportunity for
Americans across the economic
spectrum.
The tax policies that NAHB is
promoting include:
A homeownership tax incentive;
The low-income housing tax credit,
along with additional resources to
meet the affordability crisis;
Tax incentives for remodeling,
including energy efficiency tax credits;
The exclusion of capital gains on the
sale of a principal residence; and
Business interest deductions for small
businesses.

multifamily home builders, according to new research published in the Green
Multifamily and Single Family Homes 2017 SmartMarket Brief. The report is

The latest in a series of studies conducted by Dodge Data & Analytics in
partnership with the National Association of Home Builders (NAHB), the study
shows that green homes are continuing to gain market share.
At least one third of single family and multifamily builders who were surveyed
said that green building is a significant portion of their overall activity (more
than 60 percent of their portfolio). By 2022, this number should increase
to nearly one half in both the single family and multifamily sectors. Within
this group, nearly 30 percent of multifamily builders fall into the category of
“dedicated” green builders (more than 90 percent of their portfolio). On the
single family side, the percentage of “dedicated” green builders is nearly 20
percent, but that share is expected to grow sizably by 2022.
“These findings show that green building has become an established part
of the residential construction landscape,” said NAHB Chairman Granger
MacDonald, a home builder and developer from Kerrville, Texas. “It is no longer
a niche business; our members recognize the value of building green and are
incorporating these elements into their standard business practices.”
Increasing energy efficiency continues to be the most common method of
improving the performance of a green home, followed by creating a healthy
indoor living environment.
“As consumers become more familiar with the impact that their homes can have
on their health and well-being, we wouldn’t be surprised to see the influence
of this factor continue to grow,” said Steve Jones, Dodge’s Senior Director of
Industry Insights Research. “Homes are following the larger trend that Dodge
has been tracking across commercial and institutional sectors for healthier
buildings to become an increasingly important part of being sustainable.”
